Terms and Conditions
1. Contract
This contract is made between you, the client, and the owners of Peak Properties (and any agents) in respect of short term holiday rentals. The contract becomes binding on both parties upon issue of the booking comfirmation.
2. Payments
A deposite of 30% of the rental fee is payable on confirmation - with the balance due 8 weeks before the start date of the rental. We require full payment for bookings made less than 8 weeks befoer the start date. We accept payment on-line using PalPay, and via post by cheque.
3. Cancellation
Any cancellation must be notified in writing or e-mail to the relevant address on the booking confirmation. We will endeavour to re-let the property for the period booked. If we succeed in re-letting for the whole of the period booked we will refund all monies paid less an administrative charge of £25.
If we re-let for only part of the period we will refund an amount equal to the monies paid less the proportion of the rental for the period not re-let and an administration charge of £25. We recommend that you consider cancellation insurance.
4. Change of date
We will arrange a change of booking date after confirmation of your booking subject to availability of the property and payment of any difference in the rental cost.
5. Occupancy
Your occupancy of the property is for domestic residential purposes only and is for the duration of the period stated in your booking confirmation.
For weekly bookings, the changeover day can be flexible (Friday or Saturday) depending on availability; we also take shorter bookings - starting from just an overnight.
The property will be available for occupancy from 2.00pm on the date of arrival and we would ask that you vacate the property by 12.00pm on the date of departure.
6. Owner access
You will permit the owner (or his agent) reasonable access to the property during your rental period for the purposes of inspection or maintenance. You must inform the owner (or his agent) of any accident or injury that occurrs in the property or the grounds.
7. Care of the property
You undertake to take all reasonable care of the property and to reimburse the owner for damage or breakage on demand. The property is to be left in the same clean and tidy condition at the end of the rental as the beginning. We reserve the right to make a charge for extra cleaning, damage or loss in the property.
8. Dogs
We accept, with prior knowledge at the time of booking, well behaved dogs at Meadow Cottage. He/she must be supervised and kept under control at all times. He/she is not allowed in the bedroom or on furniture. You must clean up after your dog in the garden and surrounding environs. A charge of £3 per night is made.
9. Complaints
Any complaint during the occupancy of the property must be referred to the owners or their agent promptly.
